WHAT SORT OF PREPARATION IS INCLUDED?
Preparation is the most important part of any construction project. E & M Remodeling bids all of our projects following the most thorough preparation possible. We will not overlook any necessary step including documents needed by the management company or the city to get the project started. Another key step is the project organization in terms of preparing each room and what type of job will be done first. Each of these steps make a big difference to get the results you want in a time frame we expect to finish.

 

WHAT TYPE OF MATERIALS AND WORKMANSHIP IS OFFERED?
E & M Remodeling uses only the highest quality materials and workmanship which we believe is superior to others in the market. Van Well Building has lots of  materials to choose from according to your own taste and budget. Everything will be clearly specified and written down in a contract prior to starting the job.

 

HOW MUCH DISRUPTION WILL THERE BE AROUND MY PLACE?
E & M Remodeling considers neatness, professionalism and organization as important as the job itself. Inside your home we will carefully cover and protect your furnishing, carpets and floors. We additionally strive to have as little impact to your home as possible while work progresses. If the job is done in a commercial place, we can definitely work after business hours and/or overnight if necessary to deliver your project on time.

HOW WELL DO YOU KNOW YOUR EMPLOYEES?
Employees of E & M Remodeling are with the company full-time throughout the year and always want to do the best work possible. They consider their job a career, and most of them with many years of experience taking great pride in their work. Before hiring a new employee, we conduct detailed interviews and background checks.

 

DOES LICENSING AND INSURANCE MATTER?
Licensing is very important for your protection when comparing estimates. E & M Remodeling is licensed and bonded with the State of Oregon. Please call for our license number. We also carry full liability insurance, Worker’s Compensation Insurance, and we are an EPA Certified Lead-Safe Renovator.

Pre Construction

In the pre-construction phase, we work with you to develop an operational agreement to provide a clear understanding of all the activities involved in the project. Together with you, we determine your requirements for the project and develop the plans accordingly. We also compile budgets at this early phase to insure that the project stays within its overall target budget. And we do all the work of bidding out the project with subcontractors and suppliers, as well as guiding the construction documents through the permit process. All this adds up to less headaches for you and more control over your project.

Construction

During construction, we deal with all the subcontractors for you: We track all the insurance and payments, we provide on-site management through our project managers, and we monitor the schedule to keep all project activities on target. This provides for centralized accountability, yet includes open communication between all parties. Weekly construction coordination meetings with subcontractors allow for resolution of issues as they arise.
Completion

Our company carries on cost management efforts during the entire project, and as construction approaches project closeout, we review all inspection reports and verify that the subcontractors have completed their duties before sign-off. We then compile all the closing documentation to supply you with all the necessary warranties, manuals, and as-built plans.
